WORK OUT THE BUDGET FOR YOUR NEW HOME

Buying any home is probably the biggest financial decision and long term commitment you’ll ever make and there’s only one person who knows how much you can afford, and that’s yourself! Consider your savings or the likely price your present home could raise if sold, then take your salary, and your partner’s if applicable, and see a mortgage advisor to understand how much you can borrow if necessary.

There are sometimes Options available through the Government which are there to help you but, at the end of the day, only YOU can decide what You can afford.

FIND YOUR NEW DERE STREET HOME

On this website you’ll find details of all our new homes, so take your time and have a look around. Once you’ve seen a home that ticks your particular boxes, go and visit and talk to our Development Sales Managers about your particular requirements. If possible, we’ll accommodate these if you reserve early enough but the first step is talking to us!

APPOINT A SOLICITOR

You’re going to need a solicitor to purchase any new home – we can recommend some if you haven’t one of your own already but either way, you need legal advice.

MAKE YOUR RESERVATION WITH DERE STREET HOMES

Great, you’ve made your decision and are ready to commit – the earlier you reserve, the more choice you’ll have on available plots and the greater the chance we can accommodate any changes in specification. You’ll be asked for a deposit, details of your legal advisor and financial arrangement at this time.

EXCHANGE OF CONTRACTS

Exchange of contracts is the point where you secure your dream home!  There can be lots to do in the lead up to exchange an it is important that you and your solicitor are in communication to from Reservation to Completion to make sure things are moving along well.  At exchange you will have some sort of communication with your solicitors to to confirm they and you are ready and then they will confirm exchange has taken place. Our own legal team want the exchange to happen as quickly and as smoothly as possible and will do everything they can to enable this.

PRE-COMPLETION

This is the period in which the transfer and mortgage documents are prepared and signed whilst your legal advisors will also be making their final searches at the Land Registry. With a completion date agreed, your legal advisors and mortgage provider will pay us the agreed purchase money and the home will be yours!

COMPLETION – CONGRATULATIONS IT’S MOVING IN DAY!

The big day has finally come!  Moving day can be very busy and sometimes stressful.  It’s worth remembering that we can only release the keys once the completion monies have been received and checked by our solicitor.  This can be at any time in the day up to close of business so please consider this when booking removals.

DERE STREET AFTER CARE

Your new home comes with a 2 year Builder’s Defect Warranty and a ten year warranty against structural defects.

Our Customer Care After Build Team are here to help with defects that may arise within the first two years and will assist you by arranging sub-contractor visits that are required.  The After Build portal allows you to report defects at your convenience 24 hours a day.
