MOVING INTO YOUR NEW HOME COULD HAPPEN QUICKER THAN YOU THINK

We offer Part Exchange on selected properties and developments only but this may just be the right way for you to raise money from an existing home which you have been unable to sell otherwise. We offer a realistic price for previous homes which enable our buyers to proceed with the purchase of one of our new homes.

HOW THE PART EXCHANGE SCHEME WORKS

STEP 1: CONTACT DERE STREET HOMES TO DISCUSS IF YOUR CURRENT HOME CAN QUALIFY

Our Part Exchange service has proven very popular over the years, so we have provided guidance notes which we hope will help you through the simple and straight forward process. Our Development Sales Manager will identify which plots are available for Part Exchange and assess whether your home may be eligible for Part Exchange.

STEP 2: HOME VALUATION

We will undertake an independent valuation by an estate agents at no charge to you.

We will then make a fair offer based on the estate agent’s opinions.

Our offer will be made on the basis that all carpets, floor coverings, cooking appliances (including freestanding) integrated kitchen appliances, curtain rails and poles and all fixtures and fittings remain in the property and the agents will view your property with this expectation.

STEP 3: RESERVE YOUR DREAM HOME WITH DERE STREET

If you agree our offer price for your property, you can go on to reserve your new Dere Street Home. The offer that we make will be subject to a Homebuyers Report.

The Part Exchange offer will be sent to you in writing, simply sign and return to us within the specified timescale.

We arrange the Homebuyers report on your old property to check that it requires no major repairs or maintenance work.

Our solicitors are instructed to commence the legal process of buying your old property, as with any buyer’s solicitors we will ask the usual questions such as approvals for extensions etc.

STEP 4: SELLING YOUR CURRENT HOME

Once you have reserved your new home, your old one is immediately placed on the market with our chosen estate agent. We expect that you allow reasonable access for potential purchasers to view at mutually convenient times. At this point you should disinstruct any estate agent that you may be using to sell your property.

STEP 5: COMPLETION

When your new home is ready, your solicitor will be sent a final invoice which details the amount owing to us. Added to this will be a £500 bond which our solicitor holds until we have visited your old property to check that everything is in order and that you have left all items agreed on the fixtures and fittings list. You will have previously completed this form with your solicitor. Your bond will then be refunded through your solicitor.

On completion day we ask that all keys for your old property are left with our Development Sales Manager by 4.30pm. We require a minimum of two keys for every door plus window lock keys if appropriate.
